We Perform Activities Related to Every Aspect of Property Management

Preparing a Property

Conduct a property evaluation and discuss findings

Document all property features, utilities and specifications

Setup owner's online portal, accounting, and electronic banking

Help determine necessary repairs versus desirable upgrades

Recommend rental rates based on specifications, condition, location, supply & demand

Discuss advantages of annual unfurnished rental versus a seasonal turn-key rental

Assist with vendors, materials and other selections

Provide project management as needed

Transition property from "temporary off market" to an "active listing"

Finding a Tenant

Photograph property and community amenities

Produce 360-degree panorama home tour as applicable

Market listing through MLS and various websites

Conduct showings and provide feedback

Process applications: credit, background, income, rental history

Collect good faith deposit

Submit offers to owner and negotiate terms and conditions

Prepare and execute attorney-prepared lease

Prepare and execute reservation agreement

Manage association applications, collect and pay fees

Collect advanced funds and deposits

Conduct move-in walk through (photos and notes)

Provide access to tenant

Prepare and distribute 1099-MISC tax forms

Collect and remit state and tourism taxes (short-term leases < 6 months)

Managing a Tenant

Collect tenant rent & disburse owner proceeds via eCheck

Handle tenant requests and negotiations

Collect/pay utilities, maintenance, repairs, HOA dues, other property expenses

Prepare quarterly statements

Manage lease obligations

Serve appropriate notices (collection, inspection, disturbance, etc.) per FL Statute

Conclude tenancy, negotiate early lease termination or renew existing lease

Perform move-out property inspection

Handle security deposit claims per FL Statute

Liaise with attorney on eviction proceedings per FL Statute

Refund applicable tenant deposits per FL Statute

Assist in obtaining legal counsel when necessary

OUR PROVEN PROCESS, PRODUCES RESULTS

1. GAME PLAN

Understanding your needs enables us to map out a game plan. Every owner has their own reasons for owning a rental property and it is our job to learn yours. Only then can we make recommendations.

2. THE SEARCH

Once we settle on rental rates and other factors, we begin the tenant search. Our goal is to find, qualify and contract tenant(s) within 14 days. Not only is it our goal it's our average time on market.

3. TENANT RELATIONS

After moving-in the tenants, our focus shifts to collecting rent and managing lease terms and conditions. We take a pro-active approach to prevent issues, minimize surprises, and manage problems.

4. REPAIRS AND MAINTENANCE

We manage property issues mornings, evenings or weekends. We resolve or qualify the issue before dispatching a vendor who's job is to diagnose and repair. We keep you in the loop along the way.

5. ONLINE RECORDS

We maintain copies of all vendor invoices, other property related documents, inspection videos and photos. Each period, we produce an updated P&L statement. Everything is in the cloud 24x7.
