Market Opportunity

Lindsay Leasing started with a premise, “Could we build a sustainable business by providing landlords a consistently positive leasing and management experience?” Whether landlords self-managed or hired a property manager, we found common factors contributing to their successes and failures. By simplifying these factors into a set of business principals, we derived a business proposition that resonated with landlords.

Stakeholders

Interestingly, we found additional parties—we call them stakeholders—who were part of the story as well. These stakeholders included tenants, vendors, municipalities, homeowner associations, neighbors, and real estate professionals. Simply put, successful landlords had good relationships with their stakeholders. While struggling landlords had less than desirable relationships. We learned any business plan would need to address both property owners and stakeholders.

Launch and Beyond

In 2011, we launched Lindsay Leasing—a Sarasota property management company guided by our business principals. While we are selective in the properties we choose to manage, our broker has closed over 1,000 leases across hundreds of properties. Today, Lindsay Leasing is an established company and recognized as a leading residential property management firm selected by many real estate professionals as their go to leasing provider. We provide services to a growing and diversified client base including domestic and foreign property owners, real estate investors, family estate and trust holders, vacation rental owners, and future Sarasotians. The firm is headquartered in Sarasota and maintains a presence throughout Sarasota and Manatee counties.

Shouldn’t you only pay for what you need? We agree. Every owner has different needs so we threw out the one-size-fits-all

mentality. Instead we offer a broad set of flexible services to compliment your property and your unique requirements. You can hire us for everything, to just rent your property or anything in between. Our programs provide you the flexibility to choose what you need and pay over time.

Does anyone like complicated agreements and financial statements? We don’t. Signing up with a provider and not understanding the

services and fees can be stressful. Seeing mysterious charges on your statement can be confusing as well. We use a custom property management agreement that outlines important terms and conditions. Our financial statements are detailed and thorough. We make the leasing process simple for our tenants as well. From applications to requesting service, online forms make doing business with Lindsay Leasing a breeze.

Effective

Should it take two weeks to receive your check, get copies of your records, or make a repair? We don’t think so. Having operated

in time-sensitive businesses, we understand the importance of working efficiently and getting results. If your business standards are two weeks—then that’s what happens. Sure everything isn’t an emergency, but if you streamline your workflows, you can pay your owners in 3-4 business days, push documents to the cloud for self-service access, and free up time to address repairs promptly.

Responsive

Is waiting several days for someone to return a phone call acceptable? Or following-up multiple times on an email? Absolutely not.

We have a sense of urgency and responsiveness built-in to what we do. Responsiveness comes not only from within, but can be enhanced through technology. One of our clients asked if there was a way to budget their tenant placement fee throughout the lease. We responded with a new program that spread the fee across 12 monthly payments. How’s that for approachable?

Terri LindsayLicensed Real Estate Broker
Terri is the firm’s primary interface to its clients, managing all leasing activities. Terri’s industry background encompasses real estate, information technology and telecommunications. She has practiced residential leasing, property management and real estate photography. Before entering the real estate industry, Terri held product management positions at Visto and Compaq, as well as sales and customer retention roles at Bell Atlantic and Cellular One. She is a native Floridian and has lived in Sarasota since 2000. Terri holds a Bachelor of Arts in Management with High Honors from Eckerd College.
Mark Lindsay
Mark LindsayManaging Director
Mark manages the day to day operations of the company. He has a broad industry background including residential property management, enterprise communications, online commerce, and information technology. Mark was a vice president at Vertical, a director at eBay, and a group manager at Compaq. He has directed product strategy, marketing, sales and support organizations, and has both domestic and global operating experience. Mark earned a Master of International Management from Thunderbird School of Global Management.
