Rental Analysis
We evaluate your property in conjunction with the rental market by answering these questions: How much rent have tenants paid for properties like mine? How much rent are currently listed properties like mine asking? How much will a tenant pay to rent my property? What changes can be made to my property to improve its rentability? Are there other things I can do to help my rental succeed?
Marketing
All listing photography is included in our base rate. We will photograph your property and related community amenities. We will write a property description including all key features. We list your property on MLS with syndication to popular rental search sites like Zillow, Trulia, HotPads, Realtor.com, and many others. We also compensate cooperating agents/brokers, which yields more prospects. For Rent by Owner and non-MLS rental agency listings are ignored by licensed real estate agents who only show their clients MLS listings. We pre-qualify all prospects before showing. We offer three showing options to maximize exposure: showings by us, showings by other real estate agents, and self-showings using our digital lockbox.
Tenant Qualifications
Lindsay Leasing completes ComplyTraq training and verification covering the requirements of the Federal Fair Credit Reporting Act (FCRA) every year. We are therefore certified to run background and credit checks in-house. This enables us to turn around applications faster. We check credit history and criminal background, and we verify income and landlord references. Once we approve a tenant, we run the lease terms by you to approve.
Lease Preparation
We order an attorney-prepared lease and circulate it for electronic signatures. We route applicable HOA applications, collect HOA application fees, and submit the completed application with executed lease to the HOA for approval.
Move-In and Funds Disbursement
At move-in, we video the property for your records. We conduct a tenant orientation where we show the tenant around the property and answer any questions related to occupying the property, paying rent, and reporting service requests. Once the move-in is completed we disburse the escrow funds to you via certified mail.
