We were referred to this client by a Realtor. The client is a property investor who purchased this Lakewood Ranch townhouse for recurring income and capital appreciation. This asset will earn rental income above its expense base allowing the owner to yield positive cash flow. Having timed the purchase well, the investor should also enjoy capital appreciation. We met with the investor to discuss the property’s rental prospects, established a rental rate and discussed management options. This particular owner has other rental properties under self-management and decided to resume management of this property after we leased it. Subsequently, the property was listed and leased promptly to tenants who are building a new home in The Lake Club.
