We contacted the client and discovered that we have leased in the community where they were purchasing and were very familiar with its amenities and various types of residences. We discussed HOA policies that prevented new owners from leasing for the first year and how this property was exempt. So it made for a good rental investment as it could be leased immediately. The client closed on the villa, we marketed it, and secured a new lease with excellent tenants. It only took two weeks from listing to lease start date. Everyone involved was pleased with how fast we facilitated this transaction.
