It was time to transition this property from an owner-occupied home into a rental unit. After reviewing the pros and cons of renting seasonally versus annually, the owners decided to lease their property as an unfurnished annual rental. This format would maximize rental income, minimize vacancy and utility expenses, as well as eliminate the need for a house watch service when unoccupied. We provided a rental market analysis, agreed on rental terms, and listed the property. After a week’s worth of showings, we leased the property to a well-qualified tenant who moved in two weeks later.
