How we contracted, listed, leased, upgraded and moved-in tenants in less than 30 days.
The owners were closing on this recently purchased Southgate remodel. Because they were out of town, we obtained the keys at closing, previewed the property, and facilitated the upgrades needed to make the property rental-ready. The house was beautifully remodeled from the floors on up. The investor/builder who remodeled the house left the window treatments and closets unfinished so that the buyer could make these choices themselves. We took measurements and consulted with the owners to choose the appropriate products with an eye on upgrading these items when the owners moved in themselves. While there we also discovered a few repairs and adjustments that were needed prior to someone moving in.
To minimize vacancy, we immediately listed the property while we worked on the punch list. Within a week we leased the property with a two week move-in window. This gave us two weeks to finish the window treatments, shelving and repairs. After multiple trips and coordination with third party vendors, we completed all the work at the property and moved-in the tenants on time.
